Two Ways Out: A Fire Safety Guide for Property Managers, Maintenance Supervisors, and Property Owners

Dan Freitag • April 19, 2023

As property managers, maintenance supervisors, and property owners, you play a crucial role in ensuring the fire safety of your commercial buildings, residential apartment complexes, and condos. This April, our fire prevention focus is on the importance of educating tenants about regular fire drills and maintaining fire safety equipment. In this blog post, we will discuss what tenants can do on their own to organize and practice fire drills. We are also sharing our exciting April specials on fire safety products and services.

The Importance of Fire Drills for Tenants

Fire can spread rapidly, leaving occupants with less than 2 minutes to evacuate safely once the smoke alarm sounds. Educating tenants about creating personalized escape plans and encouraging them to perform their own fire drills helps your tenants familiarize themselves with evacuation routes. We don't expect you to organize these drills, rather, we encourage individuals to make their own escape plans using our guide below.

Every Second Counts: Plan 2 Ways Out!™

To maximize the effectiveness of your fire drills, follow these 7 steps provided by FEMA for creating and practicing a comprehensive escape plan:

  1. Create a detailed property map, including all doors, windows, and emergency exits. This will help you and your tenants visualize escape routes and identify potential obstacles.
  2. Ensure there are at least two ways out of every room or unit. Having multiple exit options increases the chances of a safe and successful evacuation.
  3. Check that doors, windows, and emergency exits are not blocked. Keep exit routes clear of obstructions to ensure a quick and smooth escape.
  4. Designate an outside meeting place for tenants to gather after evacuation. This area will help you account for everyone in the event of an emergency.
  5. Regularly test smoke alarms and fire alarm systems, ensuring that all devices are functioning properly and that everyone on the property recognizes the sound.
  6. Organize and conduct fire drills with all tenants, providing clear instructions and answering any questions they may have about the escape plan.
  7. Encourage tenants to evacuate and regroup at the designated meeting place during the drill. This reinforces the importance of following the escape plan and gathering at the designated location.

You can also download the FEMA flyer and provide it to your tenants.

Even though we’ve had a few cooler nights this past weekend, don’t let your guard down—hurricane season is far from over. Last October, Florida was hit with not one, but two hurricanes, proving that storms can strike late in the year. Power outages, flooding, and fire risks don’t follow a schedule, which is why emergency lighting and fire preparedness should always be top of mind.

With hurricane season here, fire safety often gets overlooked — but it’s more important than ever. Storm damage, power surges, and flooding can all create unexpected fire hazards. Just in the last few weeks, our community has seen: A 3-alarm scrapyard blaze in Tampa that took firefighters all night to contain. A semi-truck fire on I-4 after a driver suffered a medical emergency. A mobile home fire in Tampa that tragically left one person dead. Multiple business fires in St. Pete Beach and Clearwater , leaving owners struggling to recover. These events are sobering reminders that fires can happen anytime, anywhere. The best defense is being prepared.
